Standard Terms and Conditions of Temporary Holiday Accommodation

Booking and Payment 

The apartment is let to you for the period stated in your booking confirmation. Extensions are subject to availability and approval by the Apartment Owner.

A Holding  Deposit 30-50% of the total amount is non-refundable and required to secure a booking. Payment of the Holding Deposit constitutes the clients acceptance of these Terms and Conditions.

A Security Bond is payable at the same time as the Balance Amount.

The Balance of the Total Amount and the Security Bond must be received before or upon arrival. If not -the owner has the right to cancel the booking and attempt to re-let it.

The Security Bond will usually be refunded within 5 days in full subject to the conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared.

Check-in and Check-out Time

Check-in is after 2:00 PM all days of the week.
Check out-time is before 10:00 AM.   

Keys for the apartments are collected on arrival by prior arrangement.

Cancellation

If caused by the client, money paid is not refundable unless the apartment is re-let for the entire period. If a refund is made due to the property being re-let then a $50 cancellation fee will apply.

Damage and Loses

Damage, breakages, theft and loss are the tenants' responsibility during their stay. On departure - the apartment should be left in a similar state to its condition on arrival. Check-out time is 10am by the latest, to allow time to prepare apartment for next guests.

 
Maintenance

To maintain an excellent standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property. We trust every time you depart the property, you securely lock doors and windows, and switch off lighting, appliances , air conditioning and water to conserve resources and avoid damage.

Cleaning Fees  We do not charge cleaning fees unless excessive cleaning is required.

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or via email.  Fees will apply for excess guests not agreed with the owners in advance.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of Security Bond.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial.  Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your Security Bond and/or additional payments.

Furniture  may not be removed from the property. Visitors will be liable for any furniture damaged or items missing from the property. Furniture must be returned to its original position. The Apartment Owner has the authority to deduct monies from the Security Bond  to remedy any damage, excess cleaning or missing items.

Air Conditioning 
Some apartments have an Air Conditioning unit. To operate, use the remote control and functions appropriately to minimise any misuse that results in excessive energy use. For maximum efficiency it is recommended that the Air Conditioning unit is not to be set below 22 degrees and that your doors and windows are closed.

Laundry  appliances are provided for convenience and personal use. Upon check-out, you do not have to wash the bed linen and towels.

Loss - the owners take no responsibility for the tenant's personal property.

Pets - are not allowed unless specific arrangements have been made in writing with the Apartment Owner.

Smoking – Strictly No Smoking inside.

Variations to these conditions can be agreed on but only by arrangement with the owner in writing.
